The 5-Step Glass and Frame Replacement Checklist (From a Quality Inspector Who’s Seen It Go Wrong)

Who This Checklist Is For (And When to Use It)

If you’re a facilities manager, a general contractor, or an architect specifying replacement glass for a commercial building—specifically for window glass replacement, kick plates, or border construction specialties—this checklist is for you. I’ve been a quality compliance manager for a major architectural specialties manufacturer for over four years, and I review roughly 200+ unique items every year.

I wrote this because I’ve seen the same mistakes crop up in Q1 2024, in Q3, in projects involving tempered glass and kick plates alike. This isn’t theory. It’s a list of the five things I check—and that you should check—before you sign off on any replacement order.


Step 1: Verify the Glass Type and Specs (Not Just “Tempered Glass”)

This is the most common miss. Someone says “tempered glass,” and everyone nods. But tempered glass comes in different thicknesses, finishing options, and edge treatments. Here’s what you need to get right:

  • Thickness. 1/4" (6mm) is common for interior doors and windows. But check your existing frame—if it’s a kick plate on a heavy-duty door, it might be 3/8".
  • Is it fully tempered? Or heat-strengthened? For safety glass applications (doors, sidelites, shower enclosures), you need fully tempered glass per CPSC 16 CFR 1201. (Source: CPSC guidelines; verify your local code.)
  • Edge work. Seamed edges are standard for most applications. Polished edges are for exposed edges—like a glass door edge—where you don’t want a sharp seam. If you order seamed glass for a polished edge application, it’s an instant visual reject.

Pro tip from someone who’s been burned: Get the spec from the original door or window manufacturer. Not the installer, not the architect’s notes—the manufacturer’s spec. Once, we ordered “tempered glass” for a kick plate and got 1/4" fully tempered with seamed edges. The frame was designed for 3/16" with a polished edge. That was a $2,800 mistake.

Step 2: Check the Frame and Opening Dimensions—In Person

I know it’s tempting to pull the dimensions from a set of plans. Don’t. I’ve had three projects in the last year where the frame opening was off by 1/8" to 1/4" compared to what was on the drawing. It happens. Plaster settles, framing shifts, old caulk gets removed.

The method:

  • Measure the actual opening at three points: top, middle, and bottom for width; left, center, and right for height.
  • The smallest measurement in each direction is your maximum glass size. Period.
  • Factor in a 1/8" to 1/4" gap for edge clearance. Standard setting blocks and glazing tape need that space.

Oh, and one thing I should add: If it’s a kick plate application, check the door’s bottom clearance to the floor. If the door has settled or a threshold was replaced, your “standard” kick plate height might now be half an inch off the floor. That’s a visual non-starter for most clients.

Step 3: Don’t Assume the Existing Product Is Still Available (Or the Current Equivalent)

This sounds obvious, but I can’t tell you how many times I’ve seen specifiers assume that what was installed in 2008 is still on the market. Product lines evolve. Colors are discontinued. Even border construction specialties like anodized aluminum finishes have been updated.

Here’s what to do: Take a photo of the existing kick plate, corner guard, or glass edge profile. Send it to the manufacturer (or a distributor like Construction Specialties) and ask for a current match. If it’s from an older line, they should be able to tell you the closest equivalent—both in profile and finish.

I do this routinely. In Q2 2024, we needed a replacement for an existing kick plate with a specific brushed aluminum finish. The original was from a line that had been replaced by a newer thermal-processed profile. The color match was 99%—close enough that no one would notice—but we had to adjust the mounting clips. That saved a $4,000 re-framing.

Step 4: Verify the Metal Components and Anchoring System

This is the step most people skip. They focus on the glass and the finish, but they forget to check the metal.

  • Is the metal extruded or rolled? Extruded aluminum is stronger and more precise for kick plates and border trim. Rolled is cheaper but may not hold up to impact in high-traffic areas.
  • Mitered or butted corners? For a border construction specialties item like a door frame or window surround, a mitered corner looks cleaner. But it’s also more expensive and takes longer to fabricate. Make sure your order specifies the joint type.
  • Fasteners. Are you using exposed screws (visible) or concealed clips? If it’s a kick plate on a commercial door, exposed screws are standard—but specify the right color and head type (pan head vs. flat head). If it’s a window frame, you likely want concealed clips for a clean look.

A real-world example: In 2023, I inspected a batch of kick plates from a new vendor. The aluminum was extruded, the finish was spot-on, but they had used self-tapping screws instead of machine screws with threaded inserts. The result? The plate was slightly bowed in the middle. We rejected the order. It cost the vendor their retainer—but it cost us a 2-week delay.

Step 5: Do a Dry Fit Before Final Installation

This step is almost never budgeted for, and it’s the one that saves the most headaches. Before you commit to glazing the glass or permanently mounting the kick plate, do a dry fit.

  • Set the glass in the frame without glazing compound.
  • Check that the kick plate sits flush against the door without warping.
  • Make sure the border trim lines up at the corners.

What to look for:

  • Gaps larger than 1/16" between the glass and the frame.
  • Any rock or wobble in the kick plate when pressure is applied.
  • Misaligned miter joints on border trim.

This dry fit step is where you catch the “off by a little bit” issues that ruin the final look. In our Q1 2024 audit, we found that 12% of first-time deliveries had a visual defect—most commonly a gap or a bow. That’s an industry number, not a “Construction Specialties” problem. And it’s avoided by a 15-minute dry fit.


What to Do If Something Isn’t Right

Here’s where the expertise_boundary principle kicks in: Know when to call in a specialist.

If the frame opening is truly non-standard (like a retrofit in an historic building), it might be faster and cheaper to have a custom steel or aluminum frame fabricated rather than trying to modify the glass. A good division 10 supplier will tell you if your situation calls for a different approach. For example, if your door is heavily damaged and the kick plate won’t sit flat, the plate isn’t the problem—the door is.

I’ve seen contractors try to shim a kick plate into place when the door face was warped. That looked terrible and voided the warranty. The right answer was to replace the door leaf and then install the kick plate.

Common Mistakes Recap

  • Assuming “tempered glass” is a single spec—it’s not.
  • Not measuring the actual opening.
  • Ordering a discontinued finish without checking.
  • Skipping the metal component check (screws, clips, joint type).
  • Not dry-fitting before final install.

Prices for tempered glass kick plates typically range from $75 to $200 per panel (depending on size, thickness, and edge finish) as of early 2025. Verify current pricing with your supplier. Standard border construction specialties trim extrusions run $15-$40 per linear foot for most commercial grades. These are rough estimates from Q1 2025 industry quotes.
