I've Wasted $28,000 on Construction Specialties. Don't Repeat My Mistakes.
I've been handling Division 10 construction specialties orders for seven years now. I stared at it. I had no idea what he was talking about at first. Our architectural package included an elevation. There was a note on the drawings.

The Surface Problem

But here's the thing I didn't fully understand until September 2022: small-ticket items still grind a project to a halt when you don't have them.
Here's a confession, too: type "construction specialties" into a search engine and you'll get results ranging from toilet fill valves to pocket door hardware to — on a bad day — Medicare supplement plan comparisons. The term is vague enough that people outside the industry assume it covers everything, and specific enough that the people inside it still regularly miss scope.
The Deeper Problem
After the wall protection fiasco, I went back through every project I'd been involved in since 2018. I found 14 separate instances where Division 10 caused real pain. Not annoyances — real schedule, budget, or credibility damage.
The pattern surprised me. It wasn't that we forgot these products existed. It's that we treated them like catalog items. Off-the-shelf. Order on Monday, install on Friday.
In my first year, I approved a wall protection color based on a monitor swatch instead of a physical sample. It looked fine on screen. Against the actual wallcovering, it looked like a bad paint job. $890 in powder-coated panels, straight to the scrap bin.
They're made to order, not stocked

The coordination requirements run deeper than anyone thinks
Expansion joint covers aren't just "a thing you put over a gap." You need to know the joint width at the exact location — not the nominal width, but the actual construction tolerance. You need the floor covering height on both sides. You need to know if the joint is in a wall, a floor, or a ceiling. Is it fire-rated? Waterproof? Exterior or interior?
That $3,200 expansion joint order I mentioned? It came back completely wrong because I specified the joint width based on the structural drawings instead of the actual framed opening. The difference was 3/4 of an inch. That's all. Every single cover was trash.
I checked the submittal myself. I approved it. I owned it.
The same logic applies to louvers. You can't spec a louver without knowing the wind load, the free area requirement, the blade orientation, and the wall assembly it's going into. Miss one of those, and you've got a building that's either starved of air or getting rain where it shouldn't. Not exactly a "minor" problem.
What Getting This Wrong Actually Costs
Let me walk you through the September 2022 incident. The wall protection package was $47,000. We got it re-specified and expedited, which added about $4,800 in rush fees. But the bigger cost was coordination: the drywall contractors had to remobilize twice, which the GC billed as a change order at roughly $11,000. And the client — who'd been reasonable up until that point — started asking pointed questions about "the team's experience with similar scopes."
That last one is the cost you can't put on a budget sheet. Credibility damage is real, and it follows you onto the next bid.
Since I started maintaining our checklist in early 2024, we've caught 47 potential errors across 12 projects. Some were small — a missing color code, a wrong profile number. But two of them were submittals that would have created the exact same "rip it out and redo it" scenario.
The Fix (It's Boring, and That's the Point)
I'm not going to sell you a system. There's no software, no AI tool, no magic spreadsheet. We just made a list and assigned one person to own it.
The checklist covers:
- Scope confirmation: Are we responsible for Division 10 products on this project? You'd be surprised how often that answer is ambiguous.
- Product categories: Which of these appear anywhere in the drawings or finishes schedule — wall protection, expansion joints, louvers, corner guards, kick plates, sunshades, door products?
- Manufacturer lead times: Do we have current production and delivery timelines — as of this month, not as of six months ago?
- Submittal details: Are color selections locked in? Profile numbers verified against the project-specific cut sheets? For brand-critical colors, are we confirming an acceptable Delta E tolerance against the Pantone reference instead of assuming "close enough"? Industry standard tolerance is Delta E under 2 for brand colors — anything above 4 is visible to most people.
- Coordination dimensions: Actual joint widths at each location. Floor height transitions. Threshold conditions. Wet-area requirements. Outdoor exposure.
- One owner: A single person on our team owns the Division 10 scope. Not "everyone." One person who sleeps at night thinking about expansion joints.
The fix is mundane. But so is the cost of not doing it: thousands of dollars, weeks of delays, and a client who walks away thinking you don't know what you're doing.
If you're an architect or GC reading this, I'd like to save you the tuition fee I paid. Before you stamp that set of drawings, ask one simple question: what's the Division 10 plan? Because the answer to that question is a whole lot cheaper at 5% design than it is at 90%.
